NEWS UPDATE

May 14th

The Bore has been off due to a leak in the main pipe to the tanks. Usage for March was 147’000 letres, usage for April was 82’000 letres. I have turned the bore back on (13 May 12), the main tanks are ½ full.

May 7th Bore Update

The bore pump's are now back to working, after a major service. The near empty tanks are filling. It is hoped that early next week the lines to the estate can be opened again.

April 18th Community Update
 
The cattle are back to graze and this prepares the pastures for next seasons new growth. Residents please be aware that the cattle will be rotated in the four paddocks in the centre of the estate.

In the next few months a new fence line will be run on the northern side of the central agistments paddocks due to proposed walking track commitment.
 
It was observed (yesterday) that two young people were harassing the cattle. This behavior can have serious consequences, so needs to be mentioned. Ian Carey has spoken to the youngsters, but it is timely for parents to educate about cattle avoidance.
 
There was an incident of trespassing in the Community Hall last week with some minor damage. Police have investigated & Scouts advised due to the scouts equipment involvement. The front doors were broken & these have been temporarily repaired by Greg Miller.
 
The bore pumps are off at the moment due to a burst pipeline. Repairs are being initiated & hopefully this will be resolved today.
 
The electric fence over in paddock one is disconnected on the western end. This will be repaired towards the end of the week.  
 
A Committee meeting was held last Thursday & the minutes will be posted next week.

Update from Damian

1/ A six strand wire fence, has been installed at the old stone (Buckingham Simmital Stud) gates entrance off Tarago Road and a 3 metre gate, (previously from the shed fence line) installed for pedestrian & equipment access. Also, this new fence is electrified. The post & rail fence on the opposite side of the entrance will be reinstated using remnants of the removed fence. The round water trough adjacent the entrance has been emptied & cleaned out. It will be relocated after a trench has been dug for the poly line. 
 
2/ A large area of water seepage was discovered when slashing on McDonnell Drive. It was thought an old poly line coming from the Southern Dam may have been the source. Residents David Gibson & Mike McColl tracked the leak to a broken 2in pipe in the bottom of the dam. A part was purchased & repairs done to prevent the dam from emptying through this line again. The road verge has dried out & a good result achieved.
 
3/ The electric fences around the estate were not working & it was found that a wire was wrapped around a picket on McDonell Dve, possibly caused by a kangaroo. If residents have concerns re: electric fencing in future, a phone call can get prompt action.
 
4/ Mike McColl has done an extensive amount of mowing around the wood pile, along the pine tree line & in paddock one in the last month or so. It has been noticed also that Lee Tristram, Barb & Jurgen, Trevor & Stan, Greg Miller, Garth Morrison, Ken King, Janette Smith, Pat Larkham have all been out slashing & mowing areas outside of there properties. This contribution helps with maintenance costs & so benefits us all. There are others as well but I just haven't got over the whole estate regularily enough so apologies for anyone left out.
 
5/ Ian Carey is bringing cattle back into the middle paddocks this week for a month or so. This is to reduce the dry feed to promote better pasture in the spring. The committee is looking at lease arrangements for the estate to give a better long term management solution.
 
6/ Cattle are now back in the south west paddock & are able to graze up behind the southern blocks. The electric fence should prevent them from grazing treelines.
 
7/ A new pair of doors is being sourced to replace the temporary dors at the front of the community hall.
 
8/ A continuous leak was discovered at the tanks which has now been isolated but further investigation is ongoing.
 
9/ A walk of the entire perimeter fence was undertaken by Mike & myself with only a few small areas needing short term action. These will be looked at in the coming months.
 
10/ During investigation of the leaking dam a third / forth bore site was located. It has been marked & we will look at options for capping or what is suitable. This means we have located 4 bore sites which, we have been advised, are the total of the explorations done on the estate.
 
11/ The committee is reviewing the management statement. We have got some data from our strata manager to compare with other estates. The work on this will commence in the next few months. It is planned to take a submission to the AGM for further action but it is generally agreed that what is currently in place needs to be updated.

24th Frebruary, 2012

A new fence has been constructed in the southern dam paddock off McDonell Dr. It is 3 strand electric (red wire). The electric wire at the back of the lots is also live now.
 
The old fences around the top shed have been removed & the gates will be relocated when they can be utilised elsewhere on the estate. This gives better movement to the cattle that are located in the southwestern paddock to graze a larger area.
 
The new fence has a 4.2m gate at the southern end for cattle & equipment access. There is also an access place on the corner of Graham's place that is a rubber flap to restrict any cattle but allow people through.
